Spacious Treatment Room for Rent on the Danforth
Location: #302, 253 Danforth Avenue, Toronto, ON (between Broadview & Chester)

Hi there, fellow practitioners!
My lease contract allows me to have only ONE subtenant, so I’m looking for one wonderful person to share my independent and spacious treatment room!
Rental Days & Rates
Currently Available Days: Monday, Wednesday, Thursday, and Sunday
A minimum of 2 days per week is required. Rates are all-inclusive of HST and utilities.
2 days: $600 - equivalent to $75/day
3 days: $780 - equivalent to $65/day
Add-on
One-off additional days : $150/day (subject to availability; full days only)
The Commitment:
Minimum 9-month term to start, turning into a flexible month-to-month arrangement after that.
2 months' notice is required if you ever decide to move on.
Office Accessibility;
The main entrance is open weekdays from 9 AM to 5 PM, but you’ll have access outside regular hours too.
There is a way to manually keep the door unlocked for after-hours clients, or you can do a little bonus workout by walking down to greet them at the stairs (which is safer.)
What’s Included in the Space
This is a 273 sq. ft. single private treatment space with a calm, simplistic aesthetic in an small office building
(The space is NOT in a clinic).
A small part of the room is curtained off as a storage space, but the room is still quite spacious.
You and your clients will have access to:
Common waiting area, shoe rack, and patient slippers.
A shared washroom right on the same floor
Plenty of storage space for your own tools and belongings
A massage table topped with a table warmer, fleece padding, vinyl cover, and headrest.
An array of bolsters, vinyl pillows, a stool, a yoga mat, a balance ball chair, and a stepping stool.
Therapeutic extras: A heating pad (Thermaphore TM) and an Infrared heat lamp (KN Choi)
Two air purifiers
Weekly common area cleaning
All utilities (electricity, heating, and A/C)
Mild aromatherapy, and smokeless and rice grain moxa are permitted.
For an extra 3–5% of rent, you can add access to;
XL Zero Gravity Chairs (perfect if you practice Community Acupuncture. the space fits 4 chairs) and/or
Celluma Pro: LED Red Light Therapy device (currently sold around $3000CAD)
What’s NOT Included
While this spacious treatment for a fair rental fees, there is:
No elevator (the room is on the 3rd floor)
No reception/admin
No kitchenette
No booking/billing systems
No Wi-Fi (I personally just use my phone's hotspot, but wifi can possibly be included in the rent)
No Laundry machine
No linens, or your specific profession tools; oils, cups, needles, gloves, table cleaners, sharps containers/disposal fees, etc.
Are We a Match?
You are a fit if you;
are a regulated health professional or something in similar nature
appreciate an extra spacious treatment room (for movement therapy, community acupuncture etc.)
are Reliable, responsible, and respectful of shared spaces
bringing existing clientele who would follow you, or
are willing to patiently build such clientele
pay rent on time
keep the space clean
A few quick logistical notes
Landlord Check: The landlord will want to meet with you for a quick and friendly interview/ID check since you'll be getting keys to the building.
No Sub-Subletting, Subcontractors, or Employees: As stipulated in my lease agreement with the landlord, the subtenant may not sub-sublet the room to another person or hire subcontractors or employees to work in the space. The subtenant must be the sole individual operating out of this space.

Monthly rent: Post-dated cheques to be provided at least 1 month before your starting date.
E-transfer is acceptable.

Yes!
I have worked out of this exact room for the past 2 years, and I barely hear outside noise (traffic etc.)
Also, the other tenants on our floor are absolutely lovely, very respectful, and quiet. In fact, we often have chats, share foods, and help each other when we encounter issues.
We have been completely drama-free, and built a peaceful environment.

You are responsible for your monthly rent even if you have to miss a day. Since the rent is so reasonable, I suggest setting aside a little emergency fund just in case life throws you an unexpected curveball.

Absolutely!
As long as you keep the 2-day weekly minimum, the days are available, the day is yours. Additional day can be added immediately, reducing the day will require a minimum of 2 month notice. If your schedule changes a lot, renting an extra fixed day per month is always a great option.
